Senior Estimator - Multi-Family Construction
Our client is a distinguished residential construction firm known for building high-quality homes and residential communities. Projects range from custom luxury homes to large-scale residential developments. They are seeking a highly skilled and experienced Senior Estimator to join their team. The Senior Estimator will be responsible for preparing accurate and comprehensive cost estimates for residential construction projects. This role is crucial in ensuring our bids are competitive and align with the company s standards for quality and profitability.
Key Responsibilities:
- Prepare detailed cost estimates for residential construction projects, including materials, labor, equipment, and subcontractor costs.
- Analyze architectural plans, specifications, and other documentation to develop a thorough understanding of project scope and requirements.
- Collaborate with project managers, architects, engineers, and clients to gather necessary information for accurate estimates.
- Conduct site visits and attend pre-bid meetings to understand project conditions and requirements.
- Develop and maintain relationships with subcontractors and suppliers to obtain competitive pricing.
- Review and analyze subcontractor bids for accuracy and completeness.
- Prepare bid proposals and ensure timely submission in accordance with client requirements and deadlines.
- Provide value engineering options to optimize project costs while maintaining quality and functionality.
- Monitor and track industry trends, material prices, and labor costs to ensure up-to-date and competitive estimates.
- Assist in the negotiation of contracts with clients, subcontractors, and suppliers.
- Participate in post-bid reviews and discussions with project teams to ensure a smooth transition from estimating to project execution.
- Mentor and provide guidance to junior estimators and other team members.
Qualifications:
- Bachelor s degree in Construction Management, Engineering, or a related field preferred.
- Minimum of 5-10 years of experience in estimating residential construction projects.
- Strong knowledge of construction methods, materials, and building codes specific to residential projects.
- Proficiency in estimating software such as Bluebeam, PlanSwift, or similar.
- Excellent analytical and mathematical skills with a keen attention to detail.
- Strong communication and interpersonal skills, with the ability to collaborate effectively with diverse teams.
- Proven ability to manage multiple projects and meet tight deadlines.
- Strong negotiation skills and the ability to build and maintain relationships with clients, subcontractors, and suppliers.
- Knowledge of project management principles and practices.
- Ability to interpret and understand architectural and engineering drawings.
