PROPERTY MANAGER – AFFORDABLE HOUSING 

  

What is needed in this role: 

  • Bachelor’s degree 

  • 2+ years of Property Management experience managing residential LIHTC (Section 42/Tax Credits), HUD, IHDA, Section 8 and Fair Housing 

  • YARDI Property Management Software 

  • Annual income certification and recertification of leases 

  • Proficiency in Microsoft Office Suite 

  • Must have personal transportation 

  

Other responsibilities (Overview): 

  • The Property Manager is responsible for the overall day to day operations of the property, which they oversee 

  • The Property Manager is also responsible for marketing, leasing, and all administrative tasks 

  • Oversee daily operations of the property 

  • Schedule daily, monthly and holiday activities for the residents 

  • Daily walkthroughs of the property to survey common areas and vacant units 

  • Responsible for processing move-ins and move-outs including unit walk-through inspections and procedures 

  • Provide superior customer service to residents and prospective tenants by promptly responding to all incoming calls, messages, and emails in a professional, respectful manner 

  • Responsible for ordering, shopping and stocking property supplies and daily resident continental breakfast items 

  • Respond to and document tenant work orders and inquiries, and ensure they are processed in timely manner 

  • Manage and utilize Yardi software to process rent, tenant information, Accounts Payable and Receivable and bank deposits 

  • Schedule transportation for residents for doctor visits, grocery shopping, and other resident needs 

  • Negotiate and manage contracts with 3rd party service providers 

  • Conduct applicant and tenant interviews by obtaining all criteria containing necessary income and general verifications 

  • Spearhead all marketing initiatives, such as, brochures, floor plans, signage and tracking/ updating the website 

  • Touring prospective tenants through the building upon construction completion 

  • Tenant income certification and annual lease recertifications in compliance of LIHTC, as well as, provide renewal notices 90 days prior to lease termination 

  • Maintain current wait list in compliance with governmental agencies 

  • Submittal of reports, such as, week ending flash reports, marketing reports, reports for government municipalities (e.g., IHDA) and investor reporting 

  • Ongoing marketing outreach to attract prospective residents via the web, newsletters, brochures and community organizations
