Construction Superintendent Multi-Family / Affordable Housing
Our client is a mission-driven general contractor and developer specializing in multi-family affordable housing projects. They are seeking a Construction Superintendent with a strong background in affordable housing and multi-family construction to oversee field operations and ensure projects are delivered on time, within budget, and with uncompromising quality.
The Construction Superintendent will lead and manage all on-site construction activities for multi-family affordable housing developments. This individual must have a strong understanding of affordable housing compliance, construction quality standards, and scheduling in order to coordinate subcontractors and internal teams on fast-paced, detail-oriented projects.
Key Responsibilities:
- Supervise all aspects of on-site construction activities for assigned affordable housing projects
- Coordinate subcontractors, vendors, and field personnel to meet project milestones
- Maintain and enforce project schedules, quality standards, and safety procedures
- Collaborate closely with the Project Manager, design consultants, inspectors, and ownership
- Ensure full compliance with applicable codes, contract documents, and affordability program requirements (LIHTC, HUD, prevailing wage, etc.)
- Conduct daily site walkthroughs and safety meetings; maintain daily logs and field reports
- Lead site coordination meetings and manage subcontractor workflow
- Review and enforce the scope of work, plans, and specifications
- Oversee inspections, punch list completion, and final turnover
- Identify and resolve on-site construction issues efficiently
Qualifications:
- 5+ years of experience as a superintendent on multi-family projects, with a minimum of 3 years in affordable housing
- Deep knowledge of affordable housing funding/programs (LIHTC, HUD, tax credit compliance, Davis-Bacon, etc.)
- Experience with Type III or V wood-frame construction
- Ability to manage site logistics in urban or occupied settings
- Strong leadership, organizational, and problem-solving skills
- Proficient in Procore, PlanGrid, or other construction management platforms
- Excellent understanding of building codes, safety regulations, and inspection procedures
- OSHA 30 certification required
- First Aid/CPR certification preferred
- Bilingual in English/Spanish is a plus
