Development and Construction Controller


Our client is seeking a highly skilled and detail-oriented Development and Construction Controller to join their team. In this role, you will be responsible for overseeing the financial aspects of development and construction projects, ensuring accuracy, compliance, and efficiency throughout the process. The ideal candidate will have a strong background in accounting, finance, and project management, with specific experience in the real estate development and construction industry.


Key Responsibilities:

  1. Financial Management: Manage all financial aspects of development and construction projects, including budgeting, forecasting, and cost control. Monitor project expenses, track financial performance against budgets, and provide regular financial reports to stakeholders.
  2. Budgeting and Forecasting: Collaborate with project managers and stakeholders to develop accurate project budgets and financial forecasts. Continuously monitor and update budgets to reflect changes in project scope, costs, and timelines.
  3. Cost Control: Implement effective cost control measures to optimize project profitability and ensure adherence to budgetary constraints. Identify cost-saving opportunities and recommend strategies for improving project efficiency and financial performance.
  4. Financial Reporting: Prepare and analyze financial reports, including income statements, balance sheets, and cash flow statements, to provide insights into project financial performance. Communicate key financial metrics and variance analysis to management and project teams.
  5. Compliance and Risk Management: Ensure compliance with accounting standards, regulatory requirements, and internal policies and procedures. Identify potential financial risks and implement risk mitigation strategies to protect project investments and assets.
  6. Vendor Management: Coordinate with vendors, subcontractors, and suppliers to establish financial terms, negotiate contracts, and monitor payment schedules. Review vendor invoices and payment requests for accuracy and approval.
  7. Project Coordination: Work closely with cross-functional teams, including development, construction, and finance departments, to facilitate communication and collaboration throughout the project lifecycle. Provide financial guidance and support to project teams as needed.
  8. Continuous Improvement: Drive process improvements and efficiencies in financial management processes, systems, and tools. Implement best practices and standard procedures to enhance the effectiveness and accuracy of financial reporting and analysis.

Qualifications:

  • Bachelor's degree in accounting, finance, or a related field; CPA or CMA certification preferred.
  • Minimum of 5 years of experience in accounting or finance, with at least 2 years of experience in real estate development or construction industry.
  • Strong understanding of financial principles, budgeting, and cost control techniques.
  • Proficiency in financial analysis, reporting, and financial modeling.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively across functional teams.
  • Detail-oriented with strong analytical and problem-solving abilities.
  • Ability to thrive in a fast-paced, dynamic environment and manage multiple priorities effectively.
  • Proficiency in Microsoft Excel, accounting software, and ERP systems.
