Senior Estimator - Residential/Affordable Housing

Our client is currently seeking a dynamic and experienced Mid-Senior Estimator specializing in Residential and Affordable Housing projects to join their team. The ideal candidate will possess a strong background in estimating and bidding for residential construction projects, with a focus on affordable housing developments. This position requires exceptional analytical skills, attention to detail, and the ability to accurately assess project costs while ensuring compliance with budgetary constraints and industry standards.

Responsibilities:

1. Analyze project plans, specifications, and other documentation to prepare accurate cost estimates for residential and affordable housing construction projects.
2. Conduct quantity take-offs and material pricing to determine project costs for labor, materials, equipment, and subcontractor services.
3. Collaborate with project stakeholders, including architects, engineers, and subcontractors, to clarify project requirements and identify potential cost-saving opportunities.
4. Evaluate subcontractor bids and proposals to ensure competitiveness and compliance with project specifications.
5. Develop and maintain relationships with subcontractors and suppliers to obtain competitive pricing and foster collaboration throughout the bidding process.
6. Prepare detailed bid packages and proposals, including scope of work, pricing breakdowns, and value engineering recommendations, to present to clients and project teams.
7. Review and analyze project budgets and schedules to identify potential risks and opportunities for cost savings or value engineering.
8. Participate in pre-bid meetings, site visits, and negotiations with clients, subcontractors, and vendors to clarify project requirements and address any concerns.
9. Utilize construction estimating software and tools to streamline the estimating process and improve accuracy and efficiency.
10. Stay current with industry trends, market conditions, and regulatory requirements related to residential and affordable housing construction.

Qualifications:

1. Bachelor's degree in Construction Management, Engineering, or related field preferred.
2. Minimum of 5-7 years of experience in construction estimating, with a focus on residential and affordable housing projects.
3. Strong knowledge of construction methods, materials, and building codes applicable to residential construction.
4. Proficiency in construction estimating software such as Procore, Bluebeam, or similar programs.
5. Excellent analytical and problem-solving skills, with the ability to interpret complex project documents and specifications.
6. Strong communication and interpersonal skills, with the ability to effectively collaborate with project teams and stakeholders.
7. Detail-oriented with a focus on accuracy and precision in estimating project costs.
8. Ability to prioritize and manage multiple projects simultaneously while meeting deadlines and budgetary constraints.
9. Experience with affordable housing funding programs, tax credits, and government regulations preferred.
10. Valid driver's license and willingness to travel to project sites and meetings as required.
